Terms and Conditions of Engagement 

Stage 1 - Initial meeting with customer.  (Free of charge)

Complimentary consultation to sit and discuss the full details of your project. This is not exclusive to but will include full scope of the project, structural changes, schedule of building works, cosmetic changes, planning permission (where required) building consents and regulations, costings, timescales and expected completion date.

This will enable us all to get a far deeper understanding of the project, but also understand how GIS work with each customer to enable them to build their property portfolio at every stage.

We will decide together at this meeting whether there is mutual interest to progress in obtaining quotes, pricing and full building specifications on your desired project. This is anticipated to be an investment of GIS time of approximately 4 weeks. To progress to Stage 2, we require a deposit from yourselves to obtain said building specifications and quotes of £400.


Stage 2 – Building Specifications & Costings.

GIS Property Project Management will put together for the customer a full quotation pack for all requested work which will also include GIS Property Project Managements fee (which will be 20% of the total estimated final cost / amount that the quotations come to).

This will involve working closely with suppliers, builders, contractors, designers and tradesmen to provide you with the most competitive rates within the market, that enables you to achieve your desired end result.

Assuming we are in agreement to engage the services of GIS Property Project Management a deposit of a 1/3 of the estimated Project Management fee to be paid by yourselves (the customer) to GIS Property Project Management (ourselves) within 48hrs of this meeting where the estimated costs are presented to the customer.


Stage 3 – The Project Delivery

Based on the discussions we have had to date, and the schedule or works mapped out in Stage 2, we will both have an outline of timescales and cost for the project.

GIS will now completely project manage your project from beginning to end.

We will source, compare and instruct builders, suppliers, materials and finishing to reach the desired outcome

GIS will communicate with you continually, with updates including progress on the schedule, photographs of development and arrange site visits for ongoing sign off as agreed in our communication strategy

Upon final completion of the project, a full deep clean of the premises (where required) will be carried out by a recognised GIS contractor.

A final sign off visit will be conducted by yourselves and GIS, handover of keys and cakes!

The final 2/3 of the confirmed Project Management will be due and expected to be paid by yourselves to GIS Property Project Management on the completion day of the project.

The respective tradespeople / companies working on the project will indicate their instruction / timescales for payment when submitting their quotations to GIS Property Project Management.

GIS Property Project Management give you the option to either pay the invoice with the tradesmen direct (transparency) or we can manage that for you on your behalf. We will notify you of the amounts required and record for the overall project cost.

I/We agree to the terms of engagement laid out above and confirm I have the rights to act on behalf of this property and any agreed works. I have the ability to pay in full the agreed amounts at the stages as set out above.
